How We Work — A Streamlined, Strategic Process

My approach begins with a succinct discovery process and strategic tools that bring clarity, confidence, and momentum to every decision. From the first conversation to the final concept, I guide clients through a streamlined experience that’s easy to follow — without sacrificing customization, luxury, or return.

Design Packages, Defined
From Decent to Best, each design category reflects a different investment tier — aligning your goals, budget, and property type with the right mix of style, sourcing, and guest experience. These examples help illustrate the level of design and décor quality at each tier. I’ll recommend the best fit during our discovery process, based on your priorities and what it will take to stand out in your market.

My Approach to Pricing
Design Services - Fixed Fee Pricing Structure
To simplify the process and honor the trust built through our collaboration, my design services and décor selections are priced as a fixed fee. This pricing structure is guided by a standard square-foot-rate, the square footage of the project, and the property location.
During our Discovery process, I’ll assess the competitive landscape for your property and recommend the appropriate design package — strategically aligned with your goals and positioned to elevate your property above the rest.
Design services which may be included in the fixed fee:
- Property and competitor assessment of functionality and design aesthetic (interior and exterior) relative to the customer experience or buyer pool
- 2D floor plan(s), as needed by the Client
- color palette
- concept board(s) per Project, as needed by the Client
- design board(s) per each room in Project scope
- specifying, sourcing, selecting, ordering, and purchasing ornamentation such as wall art, accent pieces, lamps, bedding, or window treatments and furnishings such as bedframes, sofas, or dining room furniture (‘Décor’)
- specifying and selecting fixtures such as faucets, lighting, ceiling fans, or cabinetry and finishes such as countertops, flooring wallpaper, or paint (Materials)*
- third-party contractor consulting, if needed by the Client
- receiver coordination, if needed
- Décor Installation
- Materials installation coordination to align with Décor Installation, as needed
- audio/video consulting
- styling of the Project
- direction of photography and videography; review and approval of finished deliverables of same
- description to be used in marketing each Property and
- general executive oversight of activities related to designs.
Add-on Services - Flat Fee Pricing Structure
Some services fall outside of the square footage-based pricing model but are still critical to the success of your project. To keep things simple and risk-aware for my clients, these services are offered as flat-fee add-ons — based on the unique needs of your property, project type, or marketing strategy.
Add-on Services may include:
- elevation renderings
- 3D design models
- sourcing, selecting, and ordering of photography and videography for marketing*
- sourcing and ordering stock or Custom Materials*
- specifying, sourcing, selecting, and ordering Custom Décor*
- Materials Installation management
- general executive management of add-on services.
These flat-fee services ensure you get the exact support you need without unpredictable costs — all while keeping the design process clear, strategic, and fully aligned with your goals.
Custom Services - Hourly Rate
For select clients or unique projects that fall outside the scope of a defined Design Package, hourly services may be the most efficient and flexible solution. This model allows for strategic, high-touch design support tailored to evolving needs, specialty requests, or premium one-on-one collaboration.
Hourly services are billed at a flat hourly rate and can be scoped in advance or on an as-needed basis depending on your preferences.
*Purchases of photography, videography, stock materials (e.g., tile, flooring, wallpaper), custom materials (e.g., made-to-order finishes), or custom décor are invoiced at cost + 20%. Depending on your project structure, Materials may be purchased directly by your contractor at their pricing.
